Residential Services

The structure within Residential Property Management has been designed so that clients can have their questions and concerns addressed with a single phone call to our office. We review our management systems on a regular basis to ensure that our clients’ needs are always met as efficiently as possible.

Repairs Section

This section comprises a dedicated team who organise the repair and maintenance of all the properties  managed by Speirs Gumley. They liaise with contractors and keep clients informed on matters affecting their property.


Accounts Section

Everything regarding a client account is dealt with by this section. This may include expenditure analysis, Direct Debit management and financial queries in general. We account to our clients on a quarterly basis in February, May, August and November each year.


Credit Control Section

We have a strict credit control policy. When there is a need to instigate debt recovery measures, the experienced credit control team is responsible for implementing proceedings, endeavouring to achieve a successful outcome.


Administration Section

We place a high priority on the accuracy of our extensive database. We consider this essential to the smooth running of our management service, and our Administration Section maintains this on a daily basis.


Insurance Section

Insurance matters may be complicated which is why Speirs Gumley has a dedicated team managing our Insurance Section.  They deal with all insurance related issues, which includes the implementation of the various insurance requirements in accordance with the Deed of Conditions.  This section will initiate the claim, appoint a loss adjuster if required, monitor the claim and most importantly keep the client informed every step of the way. 


Property Inspection Section  

We employ a number of  experienced Property Inspectors. Each is allocated a portfolio of properties which are inspected on a regular basis. They communicate with proprietors and attend management committee meetings. When appropriate they will monitor Contractors carrying out work in their assigned properties and will also play a key role in planning structured maintenance programmes. Through their various responsibilities they will become familiar with your property which with the support of the other sections will result in a more efficient property management service.
