Festival Park
Handover of a property from one Property Manager to another can be a stressful time -hopefully not for the proprietor but the new Managing Agent. The changeover should be as smooth as possible but there will be hiccups as owners and Agent basically get to know one another.
We assumed the management of Festival Park at the end of March 2003 and we would realistically say a period of two years was required for the Property Inspectors to familiarise themselves with the Property, the Development but more importantly the views, needs and future requirements of the owners. This Development is particularly diverse in that we had blocks of flats, houses and areas of ground under construction by the Developer.
Procedures which we already had in place for Repairs, Accounts, Inspections, Insurance and Administration all came into their own and we were able to supply all necessary information to the co-proprietors quickly and efficiently. Where possible we dealt with their enquires by telephone or meeting on site which in turn gives the owners a face to put the name to and personalises their enquiry or concern.
Summerlea
This modern CALA development situated at Costorphine, Edinburgh comprises of 64 individual flatted properties. The management requirements of the development are varied ranging from the internal cleaning of the common areas, buildings Insurance, landscape Maintenance and lift Maintenance to name just a few. Set in one of Edinburgh’s more favourable locations, the development has distinct features and specific requirements and so our management service is tailored to suit.
The Matrix
The development has a fire alarm system, smoke extraction system, sprinkler system, 3 lifts, garage door, pump system which all required to be tested at our handover meetings with the main contractor/developer & Director of SG Property Management in attendance thereafter maintenance contracts had to be set up. It was handed over on a phased basis. An electronically controlled gate allows access to the courtyard & each of the cores for added security. The external windows are cleaned by abseiling. We instigated various meetings with the service providers above which was important together with the meetings with the Fire Authorities, Crime Prevention & Cleansing Dept.
Regular communication between all parties in particular us with the proprietors was key at the early stages to ensure a smooth handover. Thereafter we have been in regular communication with the developer re common snagging issues acting as a liaison between the proprietors & developer.
Allander Gardens
Allander Gardens is an attractive residential development situated in Milngavie. Completed last year (2005) it comprises 63 flats in 6 blocks all constructed to a high specification and situated in attractively landscaped grounds.
The blocks were handed over in phases as they were completed and sold, at which times we endeavoured to ensure the transfer of all the management and common maintenance duties took place as smoothly as possible. These duties include lift maintenance and insurance; buildings insurance; gardening, cleaning, and window cleaning.
