Residential Letting Service Checklist
The Speirs Gumley Residential Letting Service includes:
- Initial property inspection to advise on rental levels, standard of furnishings, suitability of electrical appliances etc.
- Property details
- Marketing and advertising materials
- Full inventory of furnishings and contents
- Finding a suitable tenant
- Periodic inspections of the property during the tenancy
- Cash deposit equal to one month’s rent to be refunded to the tenant on satisfactory receipt of the property at the lease end
- Regular rental level review to ensure maximum return
- Informing utilities (gas and electricity) and the Council Tax Office on changes in tenancy
- Repairs carried out on a common sense basis to maintain the property in good condition
- Reporting to the landlord if more significant works are required
