Residential Letting Service Checklist

The Speirs Gumley Residential Letting Service includes:

  • Initial property inspection to advise on rental levels, standard of furnishings, suitability of electrical appliances etc.
  • Property details
  • Marketing and advertising materials
  • Full inventory of furnishings and contents
  • Finding a suitable tenant
  • Periodic inspections of the property during the tenancy
  • Cash deposit equal to one month’s rent to be refunded to the tenant on satisfactory receipt of the property at the lease end
  • Regular rental level review to ensure maximum return
  • Informing utilities (gas and electricity) and the Council Tax Office on changes in tenancy
  • Repairs carried out on a common sense basis to maintain the property in good condition
  • Reporting to the landlord if more significant works are required
