Inspections
Our Property Managers make regular visits to clients’ properties to check on condition and to make sure that both landlords and tenants are fulfilling their obligations. By adhering to an agreed inspection schedule we are always aware of the status of a property and advise clients accordingly.
Landlord/tenant liaison
Good working relationships with landlords and tenants form the backbone of successful commercial property management. We iron out any potential disputes by mediating whenever possible and generally resolve most management issues ourselves, thus minimising unnecessary client concern.
Budget preparation
Where required we prepare a detailed budget on an annual basis to include service charges and capital works. As Speirs Gumley operates both management and property consultancy divisions, we are able to call upon a whole raft of expertise. So, for example, when circumstances demand it, budgets can be produced in partnership with our Building Surveying and Agency departments.
Rent reviews, assignations, sub-letting, insurance claims, dilapidations

Refurbishment advice
